In their eyes the improvements to be implemented relate to area 44 and rent 33

The argument "eat less, better and cheaper" should facilitate the rental of offices. The first barometer users expectations of large enterprises in estate, developed by Atisreal, shows that there is nothing. It appears that 75 of respondents are dissatisfied with their rental terms with for reasons for dissatisfaction with the low efficiency of their premises and the high level of the total rental cost. In their eyes, the improvements to be implemented relate to area (44) and rent (33). Follow technical performance (29), development (24) and the State of the premises (20). Among the criteria for selection of a new implementation, localization is always preferred as well as accessibility by public transportation. "The HQE standard sensitivity is the last criterion referred to by the real estate branch, finds Gregory of the Ferté, Director of the Centre offices and shops Ile-de-France, yet 71 of surveyed users say take into account the issues of sustainable development.". However, this interest is relative and differ because only 5 of these users are labelled local HQE. "For the future, 70 intend to settle in areas that meet environmental requirements".

The HQE does not satisfy

Atisreal is not disavowed by the profession, some nuances about. "Read HQE weighed little until the end of 2008, but we are witnessing an evolution of the behaviour of several large groups," observes Hervé Blanchet, Chairman of Savills France. "A step was taken with the estimates of efficiency that result by 15 savings on the lighting position and 20 on the thermal atmosphere position." Recalling that a study of the RICS (1) conduct in the United States would provide a rental premium of 3 to "green" buildings in the United States, he was pleased that the pre-commercialization of such buildings has become more important in France than conventional buildings. "The amount of the rent remains the key element and no lessor knows how to make available the potentials of savings, customers hardly marking their preference and not be deciding on the price and the address of a building."

Jacques Bagge, Director of the Agency Department at Jones Lang LaSalle, note "after a period during which the sustainable argument was supported by an objective communication, internal and external, it seems that the"green"building research based before any economic concern". He notes that "more in addition to tenants enquire the amount of the savings of expenses that will enable them to achieve their installation in a"green"building". In the meantime, he confirmed that in the current economic climate businesses have difficulty accepting additional costs related to the equipment necessary for these economies. Stéphane Bureau, Director of the management of assets in Cushman & Wakefield, says "that then investors optimize their built housing three or four years and to build, users still give priority to the rationalization of the square metres per workplace on sustainable development". He pointed out that the consideration on control and the decrease in the charges does not appear to them sufficiently readable as registered at the time, while the amount of requested rent is to be paid immediately. The concept of sustainable development in asset managers induced a change of their activity, hitherto confined to the technical management of the common parts, will have to extend the custodial parties. "Each tenant will have to endorse good practices related to the respect for the environment and can rely on our skills to accompany him.".
